Decking replacement in Sylvania

Decking is the structural sheet the roof covering is fixed to, and it is the thing a long-running leak destroys. Plywood or OSB that has been repeatedly wet delaminates and loses the ability to hold a nail, which means new shingles over it will not stay fixed. It is found during a repair rather than before — nobody sees it until the covering comes off — so it is usually a variation on the original scope rather than something quoted up front.

What the job involves

  • Replacement of affected sheets rather than overlaying them
  • Check of rafters and framing beneath for rot
  • Correct fixing pattern and spacing on new sheets
  • Reinstatement of underlayment before the covering goes back

Signs you need it

  • Roof surface that feels soft or springs underfoot
  • Visible sagging between rafters
  • Nails backing out of the roof covering

Why roofs fail in Sylvania and Screven County

Sylvania sits in the eastern part of the state where the housing stock is the defining factor. Screven County has a wide spread of roof ages, from pre-war homes with original framing to recent subdivisions, and the leak profile differs sharply between them. Older properties leak at chimney flashing and valleys where decades of movement have opened joints that were never designed to flex. Newer ones leak at penetrations — boots, vents and skylights — where installation shortcuts show up five to ten years later. Summer storms bring wind and hail through on the same line that hits central Georgia, so both add storm damage on top.

Sylvania has a population of about 2,634, and the housing stock here sets the pattern for what fails first on a roof.

Questions about decking replacement in Sylvania

Why was decking not in the original quote?

Because it cannot be seen until the covering is lifted. Any honest quote prices decking as a per-sheet rate that applies only if it is needed, rather than guessing at it — and tells you before replacing more than was discussed.

Can wet decking dry out instead of being replaced?

Sheets that got damp once and dried quickly are usually fine. Sheets that have been repeatedly wet delaminate — the plies separate — and that is permanent. The test is whether it still holds a fixing.
